About the Role
We are seeking a Jr. Property Manager to support the launch and growth of our Providence, Rhode Island portfolio. This individual will be our first team member based in Providence and will operate as a local extension of our Boston-based Property Operations team.
In the early months, this role will focus heavily on supporting property inspections, acquisition due diligence, vendor sourcing, and onboarding newly acquired residential properties. As the Providence portfolio grows, responsibilities will expand into full day-to-day property management and resident services.
This position will be based in Providence and will operate out of a local workspace, with regular coordination and structured reporting to Boston leadership. The ideal candidate is highly organized, proactive, comfortable working independently, and excited to help implement established systems in a new market.
Property Onboarding
- Support the Acquisitions team with on-site property inspections, due diligence, and underwriting support
- Assist in the transition of newly acquired assets from closing through operational stabilization
- Coordinate initial property setup including utilities, vendor relationships, compliance requirements, and service agreements
- Implement Groma’s established property management SOPs during the onboarding process
- Provide feedback to Boston leadership regarding local operational considerations or Rhode Island regulatory requirements
Property Management Essentials
- Execute Groma’s standard operating procedures across newly onboarded rental properties
- Maintain strong communication with Boston-based Property Operations leadership
- Establish and manage service agreements with local maintenance contractors, tenant/landlord attorneys, and residential leasing partners
- Ensure compliance with Rhode Island landlord-tenant laws and local housing regulations
- Maintain organized documentation and task tracking for all properties
Facility Management
- Oversee day-to-day operations of Providence properties as they are acquired and stabilized
- Conduct regular property inspections to identify maintenance or safety issues
- Coordinate maintenance requests and ensure timely resolution
- Manage emergency service coordination and generate incident reports when necessary
- Ensure properties are maintained to a high standard and in compliance with applicable codes and regulations
Resident Services
- Handle resident inquiries and concerns in a professional and timely manner
- Support marketing and leasing efforts for available units
- Coordinate resident onboarding and offboarding processes
- Assist with delinquency follow-up and coordination of collections efforts
- Support eviction processes in partnership with leadership and legal counsel
- Help foster a positive resident experience aligned with Groma’s standards
Property Reporting
- Assist in managing property-level budgets and tracking expenses
- Prepare and maintain detailed operating reports on a weekly, monthly, and annual cadence
- Track delinquency and unpaid balances and provide structured reporting to Boston leadership
- Maintain accurate records across internal property management systems
Experience
- 2–4 years of experience in property management or a related real estate operations field
- Strong organizational, documentation, and task management skills
- Excellent communication and interpersonal skills
- Comfort working independently while maintaining structured communication with remote leadership
- Knowledge of Rhode Island landlord-tenant law preferred
- Ability to coordinate vendors and cross-functional teams effectively
- Availability to work evenings and weekends as needed
