About the Role

Groma is looking for a Underwriting & Due Diligence Lead (contract) to help drive the evaluation and execution of a multifamily and mixed use portfolio in New York City currently under LOI.

This is a hands-on, high-impact role for someone who can quickly refine underwriting, lead diligence, and help the team move from LOI toward a well-informed closing decision. You’ll work closely with acquisitions, property operations, legal, and finance to assess risk, validate assumptions, and keep diligence moving on a tight timeline.

Job Functions

  • Lead underwriting refinement for an NYC multifamily and mixed-use portfolio, including rent roll, T-12, expense, capex, and scenario analysis
  • Refine and update acquisition models to reflect diligence findings and key sensitivities
  • Drive the due diligence process across internal teams and third-party vendors
  • Review leases, financials, contracts, property reports, tax materials, and other diligence documents
  • Identify key risks, underwriting gaps, and transaction issues, and communicate them clearly to the deal team
  • Help prepare investment committee materials and support pricing / structuring discussions

Qualifications

  • 5+ years of experience in real estate acquisitions, underwriting, asset management, or transaction advisory, with significant exposure to multifamily and mixed-use investments
  • Strong experience underwriting institutional-quality multifamily deals, ideally in New York City or similarly complex urban markets
  • Deep familiarity with multifamily and mixed-use diligence processes, transaction timelines, and third-party reports
  • Advanced Excel / Google Sheets and financial modeling skills; able to build, audit, and adapt acquisition models independently
  • Strong understanding of NYC multifamily and mixed-use fundamentals, including rent regulation considerations, operating expense drivers, and common diligence issues
  • Exceptional project management skills with the ability to coordinate multiple workstreams under tight deadlines
  • High attention to detail paired with strong commercial judgment
  • Excellent written and verbal communication skills, including the ability to distill complex diligence findings into actionable insights
  • Comfortable working independently in a fast-paced, entrepreneurial environment
